Question: When is a planning consent not valuable?

Answer: When ...

a) a planning consent proposes to build properties that the local market does not require and
b) the technical cost of the construction outweighs the sales benefit.

Land & Brand New Homes were asked to market a site where a detailed planning consent had been secured for a modern contemporary block of apartments with extensive underground parking. Unfortunately, due to the cost of the underground parking and the extra expense involved with the modern construction, the site did not generate a particularly high land value. After careful local market analysis Land & Brand New Homes were able to sell the site to a retirement company who re-planned and simplified the scheme.

This created a much higher land value for the owner.
