This derelict hospital site, located north of Eastbourne, extends to some 25.4 hectares. Its regeneration presented an opportunity to create an urban village incorporating the highest standards of design. With a nett developable acreage extending to some 22.5 acres, the scheme is naturally split into two phases, with a substantial "open space" buffer.

The application for some 400 houses and the proposed conversion of the ward blocks was duly submitted, including a full environmental assessment.  Additionally included was space for local community activities and an 11 acre park incorporating a sports pavilion and meeting hall.  The proposal also encompassed a range of new and restored residences incorporating a sustainable urban drainage system.

Lengthy and detailed discussions took place with elected Council Members, together with meetings with both the Parish and Town Councils.  The planning application was finally approved in November 2006.
