Greenfield Site gets Green Light
We first initiated an Option with our clients Gleeson Strategic Land back in 1994. The site was promoted through the local plan, eventually gaining a residential planning consent to redevelop the site in April 2010 for 93 Open Market housing units, 30% of which were Social.
The site has a wide frontage to Grange Road and extends to approximately 8.15 acres gross and is situated on the South Western edge of Crawley Down and is bounded by mature trees and hedgerow, with a woodland belt running to the south of the site. The centre of the village is within a short walking distance of the site.
Crawley Down is located between the towns of East Grinstead and Crawley, south of the A264. Gatwick airport is about 6 miles from the site. The site was originally allocated in the Small Scale Housing Allocations Development Plan in November 2007, which was adopted by the Council in April 2008. The site itself offers significant opportunities to create a development in an excellent landscape setting, yet being so close to the village centre. The vehicular access to the site is gained on Grange Road through the north east corner and is enclosed by woodland and mature trees on three sides.
We were instructed by our clients to dispose of the site in May 2010 and eventually concluded the transaction to Redrow Homes, which completed in December 2010. The building scheme was for circa 80 units from their Heritage range.
