East Sussex County Council
We were first approached by East Sussex County Council in March 2013 to tender for the disposal of a 3 acre site in Peacehaven, adjacent to Bovis Homes' Meridian End sites that we had successfully transacted on in 2011.
After a successful presentation to the 4 landowners, incorporating E.S.C.C, Peacehaven Town Council, and two Private stakeholders, we were appointed as sole agents to market the site. A thorough marketing campaign was undertaken with a shortlist of 4 developers being chosen for interviews.
Following a rigorous selection process Bovis Homes were eventually chosen to develop the site and we exchanged contracts in September 2013. Resolution to approve was granted by Lewes District Council in December 2013 for 55 plots, 25% being Social.
We then had to overcome a number of hurdles that included
- The Local Authority and preferred social housing partners unable to agree mortgagee in possession clauses, thereby delaying the 106 agreement
- A Pre historic Neolithic settlement being unearthed
- Swallow holes appearing after heavy rain, requiring major groundwork solutions to include deep vibro-compaction.
Subsequently, after a series of re-negotiation meetings with Bovis and the landowners we finally completed on 31st October 2014.
